The Ugly Truth: Why 95% of Properties in Turkey Will NOT Get You Citizenship or Residence

The Secret Nobody Wants to Tell You If you want to get a Turkish Residence Permit or Citizenship by investment, you need to know a harsh reality. More than 95% of the houses you see on real estate websites are completely useless for your goals.

Why? Because the price you see on the internet and the price declared at the Title Deed (Tapu) office are almost always different. Even with the new "Real Value Law," many sellers and constructors hide the true price to avoid paying taxes.

The 5-Year Tax Trap Here is the biggest problem: Even if you agree to pay all the title deed fees, the seller will still refuse to declare the real value.

Why? Because of the Capital Gains Tax. If the seller bought the house less than 5 years ago, they probably declared a very low value back then. If they sell it to you at the real (high) price today, the government will see a massive profit on paper. The seller will be forced to pay millions of Liras in income tax!

It is the exact same with brand new buildings. Constructors show low costs in their accounting. Selling at the real value means huge taxes for them, so they refuse to do it.

The Only Safe Solution There is only one legal way out of this trap: You must find properties where the owner has held the title deed for more than 5 years. After 5 years, properties are tax-free for the seller. They can safely declare the real value. However, finding these specific, clean properties is like looking for a needle in a haystack.
